    Monthly Usage Fee

    On June 29, 2005, the Drainage Utility Board of the City of Sheridan imposed a monthly usage fee for each improved lot and parcel of land within the City. The fee is used to fund the operation, maintenance, construction, improvement, and replacement of drainage services and facilities.

    A late charge of 15% of the unpaid balance is imposed for payments not received by the due date. The stormwater fee is declared to be a lien on real property and unpaid balances certified to the Treasurer’s Office of Arapahoe County for collection.

    Construction Requirements

    Any construction or capital improvement a half acre or more in size shall complete a Stormwater Quality Management Plan 45 days prior to construction, unless otherwise required by the public works superintendent.

    There is a $500 application fee for the required permit and a $50 re-inspection fee for code violations or noncompliance. Design criteria is based off the Urban Drainage Flood Control District, Volume 3.

    After you complete the application, return it to the General Government window at the Municipal Center at 4101 South Federal Blvd.

    Stormwater Pollution Awareness

    All residents and business owners in the City should be aware of their part in controlling stormwater run-off. You may begin by taking action and changing habits that can make a difference in our waterways. Take note of activities that may adversely affect drainage ways, creeks, and lakes.

    As stormwater flows over driveways, lawns, and sidewalks it picks up debris, chemicals, and other pollutants. Stormwater flows into our drainage systems to Bear Creek and the South Platte River. Polluted run-off is a great threat to drinking water, but by participating in healthy household habits you can keep pollutants off the ground and out of stormwater. Please consider the following good habits.

    Vehicle & Garage

    Check your car, boat, motorcycle, and other machinery for leaks and spills.Recycle used oil and other automotive fluids at participating service stations and parts stores.Use a commercial car wash or wash your car on a lawn or unpaved surface.

    Lawn & Garden

    Consider planting the bare spots in your yard to prevent soil erosion.Don't over-water your lawn.Select native plants and grasses that are drought and pest resistant. They require less water, fertilizers, and pesticides.Sweep up yard debris.Use pesticides and fertilizers sparingly.

    Home Repair & Improvement

    Before beginning an outdoor project, locate the nearest storm drains and protect them from debris and other material.Clean paintbrushes in a sink and not outdoors.Limit the use of substances like paints, solvents, and cleaners to the smallest amount possible and clean up spills immediately.

    Sweep up and properly dispose of construction debris, such as concrete and mortar.Use nontoxic, biodegradable, recycled, and recyclable products whenever possible.For more information contact the Public Works Department at 720-596-4429.

    What is stormwater?

    Stormwater is the water that runs off the property. This differs from your water bill, clean water sent to your property via pipes; and your sewer bill, used water sent from your property via pipes.

    When did the City of Sheridan start billing for stormwater?

    The Sheridan City Council approved billing for stormwater in September 2004 with the first billing in June 2005.

    Do other cities bill for stormwater?

    Other cities in the metro area do bill for stormwater (also called wastewater). They may do a separate bill as Sheridan does, or they may charge it through the mill levy on the property taxes.

    How is the fee determined?

    Each residential parcel is charged $6.67 per month/$80.00 annually. Each commercial parcel is charged $11.09 per month/$133.00 annually. Please note – the fee is per parcel number, not property address.

    How is the stormwater fee used?

    The money is put in a collective fund. The fee is used to fund the operation, maintenance, construction, improvement, and replacement of drainage services and facilities. The fee can also be used to investigate stormwater runoff violations.

    What if I purchased/sold the property in 2025 and received a bill?

    The title company that conducted your closing should have contacted the City of Sheridan, prior to closing, to get the status on your account. You need to contact the title company to determine if this was done. Please note – the stormwater bill stays with the property.

    What if I have a tenant that is supposed to pay the bill?

    Since an unpaid stormwater bill can create a service lien on the property, Sheridan will send the bill to the owner of record with the county. It will be up to the property owner to forward the bill to the tenant.

    When is the bill due?

    Stormwater bills are due September 30, 2025. Online payments accepted until September 29, 2025.

    What happens if the stormwater bill is not paid?

    The city will send a second billing notice with the finance charge(s) added after the September 30, 2025 due date. The finance charge is $12.00 per residential parcel and $19.95 per commercial parcel. All payments, with applicable fees, are due to the City of Sheridan on or before October 17, 2025. Postmarks are not accepted. Any remaining balance, whether it is the stormwater bill or the finance charge, will be certified to Arapahoe County and will create a service lien on the property.
